EICR

Checking, testing and recording the condition and safety of electrical installations

A EICR (Electrical Instillation Condition Report) is obligatory for rented accommodation and business  premises.  It tests for safety and conformity of wiring regulations and that the installation is fit for purpose.  The test is carried out at regular intervals by qualified electricians and is a necessary undertaking by landlords of rental accommodation and owners of commercial premises. Frequency of EICR for rental accommodation is every 5 years or change of tenancy and generally 10 years for business premises or change of occupier.

The EICR is a document that local authorities, building management, rental agencies and new prospective tenants may/will require a copy to add to their files.

The cost of undertaking the EICR is dependant on the size of the property or premises and the time it will take to complete the inspection.  As a general rule, a small domestic flat will take between 2 and 4 hours and a factory or large business property between 1 and 2 days if not longer.  A quote can be provided and a site visit may be necessary to give accurate costings.
